Closing Day

If you have come this far, then this means that it is almost time for congratulations… Just a few more loose ends to tie up:

Final Walk-Through Inspection

More of a formality than anything else, the final walkthrough takes place a day before, or the day of the closing. The buyer will visit the property to verify that all is in working order, everything is the same as when they last viewed the property, that there are no extra items left behind, and everything included in the purchase is still at the property. In addition, if there were any repairs negotiated in the inspection, the buyer and the buyer’s agent will confirm that the repairs have been done correctly.

Home Services and Utilities

Contact utility companies if needed such as electric, gas, cable and internet, to transfer or connect service for the day of close. If selling, leave service on through the closing day.

Be Prepared

If something at the property breaks down due to unforeseen circumstances or some other minor detail – no need to worry. We have encountered these problems before, so we know how to handle them efficiently and in a stress-free manor.

Closing

Celebration!!!

The closing agent will furnish all parties involved with a settlement statement, which summarizes the financial details of the transaction. You and the buyers(s) will sign this statement, as well as the closing agent, certifying its accuracy. If the buyer is obtaining financing, the closing will be completed once financing has been received from the lender and all documents signed. Keep in mind that during COVID, some closing procedures have changed and that every Title Company has different procedures. Your attorney will guide you through the particular closers process.

If you are unable to attend the scheduled closing, arrangements can be made depending on the circumstances and the notice that we receive. If you are bringing funds to the transaction for any reason, you can elect to either have the funds wired electronically into the closing agent’s escrow account or bring a certified bank check to the closing in the amount specified on the settlement statement. The seller will arrange to have all property keys and any other important information the buyer may need at the closing so that they may receive these items at this time.

CONGRATULATIONS are in order. You have just sold your home!
